Terms of Service

1. What REINA Resorts is

REINA Resorts is a booking marketplace connecting travelers with resorts, cottages, transient houses, and room rentals along Real, Infanta, and Nakar in Quezon province, Philippines. We facilitate bookings between guests and independent property owners; we do not own or operate the listed properties ourselves.

2. Bookings and payment

When you book through REINA Resorts, you're entering into an agreement directly with the property owner. Some resorts accept payment via GCash: you pay the owner's GCash account directly and upload your receipt, which the owner reviews and approves. Other resorts accept payment on arrival instead. Either way, REINA Resorts does not hold, process, or take custody of your payment at any point — payment happens directly between you and the owner. Booking details (dates, room, price) are set by the owner and displayed as accurately as we can, but availability can change; owners are responsible for keeping their calendars current.

3. Cancellations

Guests may cancel a booking through the "My bookings" lookup on the site. Cancellation policies (refunds, deposits, etc.) are set by individual owners and are not enforced by REINA Resorts directly — contact the resort for specifics on their policy.

4. Listing a resort

Owners are responsible for the accuracy of their listing — pricing, photos, room availability, and descriptions. REINA Resorts reviews and approves listings before they go live, and reserves the right to suspend a listing at any time, including for inaccurate information, repeated guest complaints, or failure to pay platform fees. Owners may optionally submit a government ID for identity verification; see our Privacy Policy for how this is handled.

5. Reviews

Reviews may only be posted by guests with a confirmed booking at that resort, verified by the email address used to book. Reviews should reflect a genuine experience. We reserve the right to remove reviews that violate this or are otherwise abusive, and owners may publicly respond to reviews left on their listing.

6. Fees

Listing a resort requires a one-time setup fee of ₱5,000. This setup fee is non-refundable once paid, including if a listing is later suspended, rejected on resubmission, or voluntarily deactivated by the owner. REINA Resorts also deducts a 10% commission from each approved booking, drawn from the owner's wallet balance. If a resort's wallet balance reaches ₱0, its listing is automatically hidden from guests until the owner tops up; it becomes visible again once the balance is positive. These amounts are subject to change with reasonable notice to owners.

7. Refunds

The one-time setup fee is non-refundable under any circumstances. Commission already deducted from a booking that is later cancelled or refunded to the guest may be reversed back to the owner's wallet at REINA Resorts' discretion, on a case-by-case basis. Payments between guests and owners (e.g. GCash payments for a stay) are made directly between the two parties — refund requests for a stay itself should be directed to the resort owner, and are subject to the individual resort's own cancellation policy.

8. Intellectual property and copyright

Resort owners retain ownership of the photos, videos, descriptions, and articles they upload, but by submitting content to REINA Resorts, owners grant us a non-exclusive, royalty-free license to display, reproduce, and distribute that content on the platform and in related promotional materials, for as long as their listing remains active (or as reasonably needed afterward, e.g. cached pages). Owners are responsible for ensuring they have the rights to any content they upload, including photos and videos of their own property.

Guests retain ownership of the reviews and photos they submit, and grant REINA Resorts a similar license to display them publicly on the relevant resort's page.

If you believe content on REINA Resorts infringes your copyright, contact us with details and we will investigate and remove infringing material where appropriate.

9. Limitation of liability

REINA Resorts is a booking intermediary. We are not responsible for the condition of a property, the conduct of guests or owners, payment disputes between guests and owners, or disagreements arising from a stay. We encourage both parties to communicate directly and resolve issues in good faith.

10. Changes to these terms

We may update these terms from time to time. Continued use of the site after changes take effect means you accept the updated terms.
